Inside your annual service

STEP 01 OF 07

Casing off, first look

Your engineer checks the boiler is working as you describe, then removes the casing to look for leaks, corrosion, scorching and water damage, and checks the case seals that keep combustion gases out of your home.

STEP 02 OF 07

Flue and combustion

A flue gas analyser samples what comes out of the flue. The CO and CO2 readings show whether the boiler is burning cleanly and safely, and the flue is checked for secure joints and correct clearances.

STEP 03 OF 07

Burner and heat exchanger

The burner, heat exchanger and ignition and flame sensing electrodes are inspected and cleaned where the manufacturer calls for it, so the boiler lights reliably and passes heat into the water efficiently.

STEP 04 OF 07

Gas pressure and valve

Inlet and working gas pressures are measured and set to the manufacturer figures, and gas connections are checked, because the wrong pressure is a common cause of poor ignition and lockouts.

STEP 05 OF 07

Condensate trap cleared

The condensate trap and pipe are checked and cleaned. In winter a blocked or frozen condensate pipe is one of the most common reasons a modern combi boiler stops working.

STEP 06 OF 07

Controls and safety devices

Controls, the PCB and the safety devices are tested so the boiler shuts down safely if anything goes wrong, and system pressure and the expansion vessel are checked.

STEP 07 OF 07

Rebuilt, fired up and recorded

The boiler is reassembled, fired up and tested under load. The results go in your boiler service record, which most manufacturers need to keep the warranty valid.

How much does a boiler service cost in Stoke-on-Trent?

A Basic Service costs £90, and that is the right level for most boilers in most years. Boilers that need more attention because of their age, condition or the manufacturer's schedule may need an Intermediate Service or a Full Stripdown. We tell you which level suits your boiler before any work starts.

Service levelFixed price, inc VAT
Basic Service (the annual check)£90
Intermediate Service (often every 3 years once a boiler is over 3 years old)£124.99
Full Stripdown (often every 5 to 8 years)£225

Prices include VAT and cover one domestic gas boiler. There are no hidden fees: you know the cost before we attend. If the service finds a fault, we explain it and leave a quote for the repair, and you decide whether and when to go ahead.

What does a boiler service include?

A boiler service is a close inspection of the appliance to check it is working safely and correctly, and to spot problems before they cause a breakdown. On a Basic Service our engineer will:

  • Check the flue and ventilation, and analyse the flue gases to confirm the boiler is burning safely
  • Check gas pressure and flow
  • Test the boiler safety devices
  • Check the seals are intact
  • Inspect internal components where accessible, and look for leaks and corrosion
  • Clean or inspect the condensate trap
  • Run a full operational check of heating and hot water
  • Write up a service report and electronic certificate for your records

Intermediate Services and Full Stripdowns add draining where required, recharging the expansion vessel, and cleaning the electrodes, burner and heat exchanger. Our boiler service checklist explains what each check means.

What Happens During a Boiler Service?

Our engineer follows the same careful process on every visit, so nothing is missed and you know exactly what was found.

    Visual inspection

We inspect the boiler casing, pipework, flue and ventilation.

    Check and clean inside

Internal components are checked and cleaned where necessary and accessible.

    Test combustion and gas pressure

Gas pressure and combustion are tested with a flue gas analyser to confirm the boiler is burning safely.

    Test controls and safety devices

Safety controls and key components are checked to make sure they work as they should.

    Explain and record

We explain what we found, advise if further work is needed and leave a written service report.

How often should a boiler be serviced?

Once every 12 months. Boiler manufacturers recommend an annual service and many make it a condition of the warranty, so a missed year can leave you paying for a repair that would otherwise have been covered.

  • Your boiler has not been serviced in the last year
  • Your boiler warranty requires annual servicing
  • Your heating bills have increased unexpectedly
  • Your boiler pressure keeps dropping
  • Your boiler seems noisy or less efficient
  • Your heating or hot water performance has changed

Some manufacturers also recommend an Intermediate Service every 3 years once a boiler is over 3 years old, and a Full Stripdown every 5 to 8 years. Our guide explains how often a boiler should be serviced in more detail.

How Long Does a Boiler Service Take?

About 45 minutes for a typical Basic Service. It can take longer if parts need changing as per the manufacturer's instructions, and Intermediate Services and Full Stripdowns take longer because more of the boiler is taken apart and cleaned.

There are different levels of boiler servicing that many companies do not always discuss with customers because of the extra cost for parts and work. We explain what is suitable for your boiler before carrying out any additional work.

Is a boiler service a legal requirement?

Not for homeowners. There is no law that says an owner-occupier must have their boiler serviced, but most manufacturers require an annual service to keep the warranty valid, and it is the simplest way to check the boiler is burning safely.

Landlords are different. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have the gas appliances, fittings and flues in a rented home checked for safety every 12 months by a Gas Safe registered engineer, keep a record and give tenants a copy. They must also keep gas appliances maintained in a safe condition, and an annual service is the usual way to do that. See the HSE guidance for landlords, or our landlord gas safety certificate page.

Boiler service or gas safety certificate: what is the difference?

Boiler service

Maintenance of the boiler itself. The engineer tests combustion with a flue gas analyser, checks and cleans components as required, and records the results in a service report. Recommended every year for every boiler, and required by most warranties.

Landlord gas safety check (CP12)

A legal safety inspection of every gas appliance, fitting and flue in a rented home, recorded on a Landlord Gas Safety Record (often called a CP12). It confirms the appliances are safe to use, but it is not a service and does not include cleaning or maintaining the boiler. Many of our landlord customers book both on the same visit.

Boiler Servicing for Stoke-on-Trent Homes and Rental Properties

Homeowners

Regular boiler servicing helps keep your heating system safe and reliable. It can also reduce the risk of unexpected breakdowns and help your boiler run more efficiently throughout the year.

Landlords and letting agents

We service boilers in rented homes, HMOs and managed properties across Stoke-on-Trent, with landlord gas safety checks and CP12 certificates available at the same visit. Read our guide for landlords and letting agents.

When is the best time to book a boiler service?

Any time within 12 months of the last service. Many people book in late summer or early autumn, so that worn parts are found and put right before the heating is needed every day. Book sooner if you notice any of these signs:

  • Unusual boiler noises such as banging, whistling or gurgling
  • Inconsistent heating or hot water
  • Loss of boiler pressure
  • Radiators heating unevenly
  • Rising energy bills
  • Boiler warning lights or error codes

If your boiler has stopped working, keeps locking out, is leaking or is losing pressure, that is a repair rather than a service: see our boiler repair service.

Safety Benefits of a Boiler Service

The main job of a boiler service is to confirm the boiler is burning gas safely. Carbon monoxide has no colour or smell, so a Gas Safe engineer checks combustion with a flue gas analyser at every service rather than relying on how the flame looks.

A boiler service is not the same as a boiler repair. If a repair is needed, it should be completed before the service so everything can be checked while the boiler is running correctly.

We can also check your carbon monoxide detector where possible and advise if it needs replacing or repositioning. Read more about carbon monoxide alarms and your boiler.

Once the service is complete, we leave you with a full report and electronic certificate for your records. Where applicable, we also fill in the benchmark section in your boiler manual. If we spot a worn or failing part, we will leave a quote and can return at a time that suits you.

Abdul sent a confirmation text for my appointment and even reconfirmed, as well as texting to tell me on the day when he was ten minutes away - clear communication is appreciated when you are waiting in. Abdul did not leave me stranded and cracked on with the problem, as well as completing a boiler and CH service all in the same afternoon at a very reasonable price and unlike another local firm whom were abrupt and discourteous - he was most respectful - will be using him again - a happy Sneyd Green customer.

FAQs

Boiler Service Questions: Stoke-on-Trent

Straight answers to the questions we are asked most, for homes across Hanley, Burslem, Tunstall, Longton, Fenton, Trentham, Meir, Blurton, Smallthorne, Stoke and Shelton.

Still have a question? Call 07896 677083 or request a callback.

How much does a boiler service cost in Stoke-on-Trent?

A Basic Service costs £90 including VAT for one working domestic gas boiler. An Intermediate Service is £124.99 and a Full Stripdown is £225. The price is confirmed before we attend, and if the service finds a fault we quote for the repair separately so you can decide.

What can change the final cost of a boiler service?

The service price itself is fixed. What can add to the bill is work found during the service that you decide to have done, such as replacing a worn part or clearing a blocked condensate trap that needs more than a routine clean. That work is charged at £90 per hour, and parts are always priced before anything is ordered or fitted, so you can say no.

Why are some boiler services so cheap?

Very low prices usually mean something is being left out. The most common shortcut is skipping the flue gas analyser, the one test that shows whether the boiler is burning safely and efficiently. Other warning signs are a 15-minute visit, no written record and no gas pressure readings. Before booking anywhere, ask whether the price includes VAT, whether they will run a flue gas analysis and whether they will complete the service record.

How often should I get my boiler serviced?

Every 12 months. Boiler manufacturers recommend an annual service and most warranties require one. Some manufacturers also recommend an Intermediate Service every 3 years once a boiler is over 3 years old, and a Full Stripdown every 5 to 8 years.

How long does a boiler service take?

Around 45 minutes for a Basic Service. It can take longer if parts need changing as per the manufacturer's instructions, or if you have booked an Intermediate Service or Full Stripdown, where more of the boiler is taken apart and cleaned.

What does a boiler service include?

A visual check of the boiler, flue and pipework, flue gas analysis to confirm safe combustion, gas pressure checks, safety device and seal checks, a condensate trap check and a full operational test. The results go in a written service report, and the benchmark section is completed where applicable.

Is a boiler service a legal requirement?

Not for homeowners, although most manufacturers require an annual service to keep the warranty valid. Landlords must, by law, have gas appliances, fittings and flues checked every 12 months by a Gas Safe registered engineer and keep them in a safe condition. An annual service is the usual way to do that.

Is a boiler service the same as a gas safety certificate?

No. A service maintains and tests the boiler itself. A landlord gas safety check (CP12) is a legal safety inspection of every gas appliance, fitting and flue in a rented home. A CP12 does not include servicing, so landlords usually need both. We can do them on the same visit.

When is the best time to book a boiler service?

Any time within 12 months of the last one. Many people book in late summer or early autumn, so worn parts are found and put right before the heating is needed every day.

Do I need to be at home during the service?

Someone needs to let the engineer in and give access to the boiler and its controls. Landlords and letting agents can arrange access with the tenant or a keyholder, as long as the boiler has its normal gas, electricity and water supply on.

What happens if my boiler fails its service?

The engineer explains what was found and whether the boiler is safe to use. If a fault makes it unsafe, the engineer will follow the Gas Safe unsafe situations procedure and explain what that means. For other faults we leave a quote and can return at a time that suits you.

Can I book a boiler service on WhatsApp?

Yes. Message us on WhatsApp on 07896 677083 with your name, postcode and boiler make, or fill in the form on this page and choose WhatsApp. You can also call or email. We reply during opening hours, Monday to Friday 9am to 5pm and Saturday 9am to 12pm.

Do you service boilers for landlords and letting agents?

Yes. We service boilers in rented homes, HMOs and managed properties across Stoke-on-Trent, and can carry out the landlord gas safety check (CP12) at the same visit. Tell us who will give access and who should receive the paperwork.

Is the £90 Stoke-on-Trent service suitable for combi, system and regular boilers?

The fixed £90 appointment is for one suitable working domestic gas boiler. This can include common combi, system and regular boiler setups, but the appliance make, model, age and safe access should be confirmed before the Stoke-on-Trent service is arranged.

Does a boiler service test every gas pipe and appliance in my home?

No. A routine boiler service focuses on the boiler and the relevant visible parts of its installation. It is not automatically a full inspection of every gas pipe, cooker, fire or other appliance in the property. Mention any separate gas appliance or concern before booking so the correct work can be discussed.

My boiler is older and has no digital display. Can it still be serviced?

Often, yes. Older boilers may use manual dials, lights or analogue controls rather than a modern display. Send the boiler make, model or a clear photo when possible, especially if the appliance is quite old, so its suitability and service requirements can be considered before the appointment.

Should I tell the engineer about fault codes that appeared earlier but have now cleared?

Yes. Make a note of the code, when it appeared and whether the boiler needed resetting. A cleared warning does not always confirm that the underlying cause has gone away. Where the boiler is currently operating normally, the information can still be useful during the service discussion.
