Do I Need to Be Home for a Boiler Service?

You do not have to be there yourself, but an adult does. How to arrange access, prepare the boiler space and avoid a wasted visit.

Booking the service is the easy part. The question that usually follows is whether you have to take time off work for it. The short answer is no, as long as the right person is there and the boiler is ready to be worked on.

Who needs to be at the property during a boiler service?

An adult aged 18 or over needs to let the engineer in and stay in the property for the duration of the visit. It does not have to be the homeowner. A partner, grown-up child, relative, neighbour or tenant can all give access, as long as they can make simple decisions if the engineer finds something.

That last point matters. If a fault is found, the engineer may need permission to turn the boiler off or carry out a small repair. Make sure whoever is there knows how to reach you, or tell them in advance what you are happy to approve.

Engineers will not work in a property where only children are present, and should not be handed a key to let themselves into an empty home for a gas job.

How does access work for tenants and landlords?

In a rented home, the landlord or letting agent arranges the service or gas safety check, and the tenant normally lets the engineer in. The landlord should give reasonable notice in line with the tenancy agreement, and it helps to agree a slot that suits the tenant rather than simply announcing one. How should you prepare the boiler space?

Give the engineer clear, safe room to work. They need to get the casing off, lay out tools and see the pipework underneath. Before the appointment:

  • Empty the boiler cupboard, including shelves of towels, cleaning products or coats that often end up stored around the boiler.
  • Move anything stacked on the worktop or floor directly below a kitchen boiler.
  • Make sure the gas meter is reachable, as the engineer may check the pressures there. Our post on inlet and working pressure checks shows why.
  • Unlock the side gate and move wheelie bins if the flue terminal is at the side or back of the house.
  • Leave the Benchmark logbook and boiler manual out if you have them.

What if your boiler is in the loft?

A loft boiler can be serviced just like any other, but the engineer must be able to get to it safely. That means a secured loft ladder, a boarded walkway from the hatch to the boiler, and a fixed light near the appliance. Without these, the visit may not be able to go ahead.

Loft boilers are also where problems hide, because nobody sees them day to day. Check for water staining on the ceiling below and make sure nothing has been stored against the flue or condensate pipe since the last visit.

Engineer tip

If you are on a prepayment gas or electricity meter, top it up the day before. The engineer needs the boiler running to test it, and a meter running out partway through the service means the combustion checks cannot be completed.

What about pets and young children?

Keep pets in another room with the door shut for the whole visit. The engineer will be going in and out to check the flue terminal, and an open front door is an easy escape route. Tools, small screws and parts on the floor are also a hazard to curious dogs and cats.

The same goes for young children. It is not about the engineer being unwilling to work around a busy house; it is about keeping hot components and open gas connections well away from little hands.

Is parking a problem for a boiler service?

It can be. A lot of homes around Stoke-on-Trent are terraces on narrow streets where parking is tight, and some areas have permit-only bays. If there is a driveway space, a visitor permit or a particular spot that works, mention it when you book.

Engineers carry a fair amount of kit, including a flue gas analyser and spare parts, so parking close by keeps the visit moving and means less time on the clock if extra work is needed.

How long will you need someone at home?

For a standard service, plan on around an hour. A typical service takes 45 to 60 minutes, though an intermediate or full strip-down service takes longer, and so does a visit where a repair is needed. Our guide to how long a boiler service takes breaks down the times for each type.

Can I leave a key with a neighbour for my boiler service?

You can leave a key with a neighbour so they can let the engineer in, but they should stay in your home while the work is done. Give them your phone number so the engineer can check with you if a repair or further work is needed.

Does the heating need to be on before the engineer arrives?

No. The engineer will run the boiler as part of the service. It helps if the boiler is working normally beforehand, so if it has a fault or will not light, mention it when you book so the right parts and time can be allowed.

What happens if nobody is in when the engineer arrives?

The engineer cannot carry out the service without access, so the visit will need rebooking. Some businesses charge for missed appointments, so if plans change, let them know as early as possible so the slot can go to someone else.

Can a 16 or 17 year old let the engineer in?

It is best not to rely on it. An adult aged 18 or over should be present, partly because they may be asked to agree to turning the boiler off or to a repair. Arrange an adult key holder instead.
