The honest answer is usually under an hour, but a few things can push that out. Knowing what they are helps you plan, and helps you spot a visit that was suspiciously quick.
How long does a standard boiler service take?
A standard boiler service typically takes 45 to 60 minutes. That covers the visual and flue checks, gas pressure readings, combustion analysis with a flue gas analyser, cleaning the condensate trap, testing the safety devices and controls, and writing up the service record. It assumes a working boiler in an accessible spot.
Some of that time is spent simply waiting for the boiler to fire up and settle so the readings are accurate. An engineer who takes gas pressure and combustion readings the moment the boiler lights will get figures that do not reflect normal running. That short wait is part of doing it properly, not wasted time.
Why do intermediate and strip-down services take longer?
They take longer because the engineer removes and cleans more of the boiler. An intermediate service adds component checks that manufacturers ask for as a boiler ages. A full strip-down takes out and cleans the main internal parts, such as the burner and heat exchanger, and replaces seals, then puts everything back and retests.
That dismantling and reassembly is where the extra time goes, along with checking every seal is seated correctly before the boiler is fired again. What can make a boiler service take longer?
Access is the biggest factor, followed by the boiler's age and condition. A boiler in a clear kitchen cupboard is quick to work on; one in a loft with no boarding, or boxed in behind fitted units, is not. Older boilers can also have seized screws or brittle parts that need careful handling.
Other things that commonly add time include:
- A blocked condensate trap full of sludge, which needs more than a quick rinse.
- A fault found during the checks, such as a poor combustion reading that needs investigating.

What does the engineer need from you?
Mainly clear access and a little information. Clearing the space in front of the boiler before the engineer arrives can easily save ten minutes, and telling them about any symptoms means they can look into them during the visit rather than after.
- Clear the cupboard or area around the boiler, and make sure the loft hatch and ladder are usable if it is up there.
- Make sure you know where the gas meter is and that it can be reached.
- Have the boiler manual and service record ready, if you have them.
- Note any issues: noises, pressure dropping, slow hot water, fault codes.
- Avoid running a bath or the washing machine during the visit, as the boiler will be off at times.
- Have an adult present to let the engineer in and hear the findings at the end.
Will I be without heating and hot water during the service?
Only for short periods. The boiler has to be switched off and isolated while the case is off and parts are being cleaned, so heating and hot water will not work during that stage. It is then turned back on for testing, and everything should be working normally by the time the engineer leaves.

Can I work from home while the boiler is being serviced?
Usually, yes. The engineer mostly needs access to the boiler, the gas meter and the flue outside, so you can carry on in another room. They will want a few minutes at the end to talk through what they found, and you will be without hot water for part of the visit.
How long does a landlord gas safety check add to a service?
It depends on how many gas appliances the property has. A boiler on its own adds relatively little, as some checks overlap with the service. A gas fire and cooker as well add more time, because each appliance is checked and recorded individually. Mention every appliance when booking so enough time is allowed.
Why did my engineer need to come back another day?
Usually because a part was needed that was not on the van, or because the fault found needed more time than the booked slot allowed. The engineer should explain what is wrong, quote for the part and labour, and make the boiler safe in the meantime.
